Built in 1881 The Speights Ale house is a category 2 historic place which suffered extensive fire damage from an electrical fault in March 2023. Along with being the commerical property manager, APL was tasked with providing full project management services with the brief to return the building to its original state.
The importance of meeting the heritage category requirements meant there were multiple stakeholders to manage alongside lead building company Naylor Love, including working closely with the buildings insurers and assessors throughout the rebuild process.
The project involved oversight from Heritage New Zealand and specialist services from Origin Heritage, an Arrowtown based heritage architect and specialist firm. Origin Heritage made sure to identify materials as accurately as possible, using physical investigation such as timber sampling, and archival research of old written records and photographs.
The site is tightly located on a busy Ballarat St in Queenstown and is internally connected to commercial lease space. This provided additional level of management with access, noise and general health and safety.
The Speights Ale House re-opened to the public in September 2024 and has received resounding public approval.
"Heritage values of this historic place have informed the project from its inception, and the team has beautifully restored the building, literally from ashes, while making it fit for the future.” Conservation Advisor for Heritage New Zealand Pouhere Taonga.
