Project Details

We recognised that the former Archives NZ building in Christchurch's CBD was a unique property with significant development potential. As a LINZ-Accredited Supplier and contract service provider to LINZ, APL Property managed the complete disposal process of the property with our services including:

  • Due diligence investigations and research
  • Investigation and compliance with offer back obligations under S.40 Public Works Act 1981
  • Clearances from DOC, Heritage NZ, and Housing New Zealand
  • Compliance with the Crown's Treaty Settlement obligations under the Ngai Tahu Claims Settlement Act 1998
  • Procurement of Real Estate Agents
  • Management of the sale process
  • Management of settlement in conjunction with our lawyers

This two-year process involved an extended period of time working with Ngai Tahu as holder of a right of first refusal. Our client, LINZ, was pleased with the final result being a successful sale of the property on the open market at above valuation, on an as-is, where-is basis. 

This project had an additional rewarding outcome for LINZ - a strengthened Crown-Iwi relationship resulting from positive engagement with Ngai Tahu during the extended RFR process.
